The south resident gate onto the Vanderbilt Beach Road extension came into use when Collier County opened Phase One of the road on June 12, 2026. Phase One is a seven-mile road from Collier Boulevard to 16th Street NE (Collier County). The connecting road, Windemere Trail, is private and owned by the HOA, and the county has declined to add streetlights there, so the entrance is unlit after dark (WINK News; Naples Press). For evening showings, send agents and buyers to the main Immokalee Road gate.

- Federal fair-housing law lets a community limit occupancy to people 55 and older only if it follows the rules for housing for older persons, including checking residents' ages.
- Who can live there: at least one person in each home must be 55 or older. The board may allow up to 20% of homes to be lived in only by people under 55. Buyers and tenants fill out an age verification form.
- Approval: sales and leases need the association's approval. It has 30 days, and no written approval within 30 days counts as a denial, so apply early.
- Leases: the whole home only, at least 7 months, and no more than one lease in any 12 months.
- Source: the 2021 amended declaration and rules, recorded in Collier County (Official Records Book 5897). Ask the association whether anything has changed since.
